On Site Contracting, a leading construction company specializing in residential new construction and renovations, is seeking an experienced and highly organized individual to fill the role of Project Manager/Superintendent.
This position primarily involves managing residential construction projects, with occasional involvement in commercial projects.
The successful candidate will be responsible for overseeing all aspects of the projects, including coordinating subcontractors, performing hands-on work when necessary, and ensuring timely and high-quality project completion.
*Responsibilities:*

Project Management:*
- Manage residential construction projects from initiation to completion.
- Develop project plans, including timelines, budgets, and resource allocation.
- Coordinate and schedule subcontractors, ensuring their adherence to project requirements.
- Monitor project progress and address any issues or delays promptly.
- Conduct regular site visits to ensure work is being carried out according to specifications.
- Collaborate with clients, architects, and engineers to ensure a smooth project execution.
- Maintain accurate project documentation, including contracts, change orders, and permits.

Hands-on Work:*
- Perform basic repairs and replacements, such as light fixtures, plumbing fixtures, and other minor fixes.
- Utilize carpentry, plumbing, electrical, and general construction skills when necessary.

Subcontractor Management:*
- Coordinate with and manage subcontractors, ensuring their work meets quality standards.
- Evaluate subcontractor performance and provide feedback as necessary.
- Facilitate communication between subcontractors and other project stakeholders.
*Requirements:*
- Minimum of 3-5 years of experience in residential construction project management.
- Strong knowledge of residential construction processes, codes, and regulations.
- Experience managing subcontractors and coordinating multiple projects simultaneously.
- Proficiency in project management software and Microsoft Office Suite.
- Excellent organizational and time management skills.
- Strong problem-solving abilities and attention to detail.
- Ability to work independently and make sound decisions under pressure.
- Strong interpersonal and communication skills to effectively collaborate with various stakeholders.
- Basic handyman skills and ability to perform minor repairs and replacements.
- Valid driver's license and reliable transportation.
